Job Description

Position Summary:

The Senior Manager, Maintenance Operations leads fire and life safety operations across the portfolio, including fire panels, alarms, sprinklers, extinguishers and smoke detectors. This role ensures regulatory compliance, manages vendors and contractor performance, Additionally, the leader will support site teams through training, guidance with an oversight to budgeting, reporting, and continuous system monitoring. 

Job Duties:

  • Leads portfolio-wide oversight of fire alarms, sprinklers, extinguishers, smoke detectors and related systems, including system monitoring through regular review of inspection reports, tracking system health and trends, and resolving deficiencies.
  • Leads the development and management of the contract budget, monitors operational expenses related to fire/life safety repairs, fire watch, and other on-site support. As an integral part of this function, oversees vendor relationships by monitoring performance, and ensuring timely inspections, repairs, remediations, and certification/compliance.
  • Ensures adherence to National Fire Protection Association (NFPA) codes and standards; coordinates with Authorities Having Jurisdiction (AHJs); supports timely inspections and testing.
  • Delivers training and resources to on-site teams to strengthen fire/life safety practices and emergency readiness.
  • Prepares and delivers reports, dashboards and presentations.

Minimum Qualifications / Other Expectations:

Education & Experience:

  • Bachelor of Science Degree, Fire Protection Engineering or related engineering emphasis (or equivalent experience). 
  • 7–10 years of relevant experience.
  • Deep expertise in NFPA codes and standards.

 

Certifications:

  • NFPA 25, Certified Fire Inspector I (CFI), CFI II, or Certified Fire Protection Specialist (CFPS).

 

Other:

  • Expert-level proficiency in Google Workspace, including advanced skills in Google Sheets and Excel.
  • Travel to Los Angeles, San Diego, and Northern California apartment communities is required. 
  • To complete inspections, this role requires walking properties, climbing stairs and ladders, standing for long periods, walking moderate to long distances daily, and limited lifting of no more than 20 pounds.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

     

  Compensation:

Base Pay Range: $110,200.00 - $163,200.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
